Should You Hire a Buyer's Agent?
The answer to this question is a resounding 'YES' ! A buyer's agent can provide you with so much information, aiding you in your search for that 'perfect' home and guiding you from start to finish in what is likely the largest single purchase you will make in your life.
Does it make sense to utilize the services of a professional REALTOR to represent me in such a complicated transaction?
Of course it does! Buying a home is a complex and often intricate process, with intense negotiations and many moving parts, so it’s a logical choice to hire a professional to assist you in navigating the ups and downs of that transaction.
Would you hire someone off the street to help you buy or sell a property worth hundreds of thousands of dollars? Absolutely not! You want a seasoned pro that has worked with hundreds of clients, using years of knowledge in their practice to make sure you have the best experience possible.
As a buyer, am I required to sign an agreement when I decide to work with a REALTOR acting as my Buyer’s Agent?
Yes you are. Per the rules, ALL buyer’s nationwide must sign a Buyer Representation Form called a ‘Buyer Broker Employment Agreement’ at the time you hire your Buyer’s Agent and prior to viewing ANY property listings in person with them. This important form will outline the compensation you’ve agreed upon for your Buyer’s Agent, as well as the terms and conditions of the agreement.
Does it cost me anything to retain the services of a Buyer’s Agent to represent me in the purchase of a home? If so, how will my agent be compensated?
The answer is ‘yes’, but the money you can save by hiring the ‘right’ agent is more than worth it. Keep in mind, that by hiring a Buyer’s Agent, you as the primary client would be responsible for their fee at the close of the transaction, just like a Seller would be for their agent. That being said, during the offer negotiations, your Buyer’s Agent’s fee can be included as part of the Seller’s costs (ie: you can ask the Seller to pay for part or all of your Buyer’s Agent compensation), thus reducing or completely eliminating this fee, for you as the buyer.
Is the Buyer’s Agent’s fee negotiable?
You bet it is, 100%! You would sit down with a prospective agent to discuss his/her workflow and fee structure, negotiate the services you need to help you purchase a home, agree to a fee and timeline for working with that agent, then hire them to represent you in the purchase of a home, just like you would hire one to help you sell your home.
What Are 'Buyer Services'?
Acting as your exclusive Buyer’s Agent, we as REALTOR’s have a fiduciary duty to you as our buyer-client, to include items such as obedience, loyalty, disclosure, confidentiality, accounting and reasonable care.
One key to a successful relationship between a REALTOR and their buyer-client is that, in addition to representing your interests competently and diligently, they educate you about the process as it unfolds. Any agent can show you every property available for sale in the Multiple Listing Service. Since that is true, you can search online and find an agent willing to show you houses for sale; the problem is that you do not know if you are talking to an experienced and competent full-time REALTOR or a part-time agent who has closed a handful of transactions.
There are several things to consider when purchasing a home, including where to buy, when to buy, financing the purchase, negotiating a final price, and so on. If you hire us to represent you as your 'Buyer's Representative' during the purchase of your home, we will utilize the latest technologies, market research and business strategies to meet and exceed your expectations.
